We don't use automated CMAs. Smaller markets like Maryville, Karns, and Lenoir City have fewer comparable sales per quarter than the high-volume markets these algorithms are built for — which means wider error margins and less reliable numbers. A Zestimate in a market like this can be off by tens of thousands of dollars in either direction. List too low and you leave money on the table. List too high and you sit, cut price, and stigmatize the listing. Getting the number right at the start is the most important thing we do before your home ever hits the MLS.
